APPLICATION REQUIREMENTS
Gurung Brothers Real Estate complies with Nebraska Fair Housing Act. We want tenants to pay rent on time, treat their home well, not pose a risk to anybody, and generally work pleasant. We are specialized in single-family and multi-family properties. Our team of professionals tries their best to make Omaha a better place to live by doing their jobs incredibly well.
Screening Criteria
CRITERIA

We will run a social security number to check public records.

We run rental verification with the current or previous landlords.

Your income will have to be 3 times greater than the rent. These criteria don't apply to new immigrants; however, they must provide a letter from the agency they are working with.

Co-signers are accepted for credit only. Combined income must be 5 times the amount of rent when using a co-signer.

The application Fee is $50 required per occupant or a family 18 or older. Application fees are non-refundable.
REQUIRED DOCUMENTS

Application forms (valid for 90 days).

State-issued photo identification.

Most recent pay stubs, tax returns, or offer letter in the case of a new job, Social Security award letter.
DEPOSIT

Deposits are made online through the "Pay Now" button on the website.

A deposit will hold a property for up to 30 days.

Deposits are transferable to other properties in our inventory.

We allow 72 hours to lease signing after the landlord's approval.
OTHER FEES & INFORMATION

Leasing fee:$100.00 (Flat one-time fee).

Building and facilities fee: $15.00/month.

Pet fee: The monthly fee varies per pet. Additional deposit fees of $300 apply per pet.

Our leases are for 12 months unless otherwise advertised or negotiated.
